We source off-market deals across Philadelphia including fix-and-flip opportunities, fixer-uppers, BRRRR candidates, buy-and-hold single-family, duplexes, and small multifamily (2–10 units). All properties are sourced directly from wholesalers, bird dogs, and contract holders in our network — not from the MLS.
Deal flow is driven by what comes into our wholesaler network. We only send you deals that match your submitted buy box — so you won't receive random blasts. Frequency varies by your specific criteria: investors with wider buy boxes (multiple neighborhoods, flexible budget) tend to receive more deal alerts than highly specific buyers.
Simply fill out the investor intake form with your name, contact info, investment strategy, target neighborhoods, and budget. There's no fee to join and no minimum commitment. We do ask that you're an active investor — meaning you have the capital and intent to actually purchase properties that match your criteria.
Joining the DealMesh network is completely free. There are no membership fees, subscription charges, or upfront costs. A standard referral/marketing fee applies only when a deal closes — this is disclosed transparently before any deal details are shared, and agreed upon in writing.
Cash buyers are preferred because they close faster, which is important in the off-market world. However, we work with investors using hard money, private lending, and other non-conventional financing as well. What matters most is that you can move quickly. Conventional financing with long contingencies is typically not a fit for the deals we source.

For Wholesalers

Wholesaler & Bird Dog Questions

We accept deal submissions for off-market residential properties in Philadelphia — single-family, row homes, duplexes, triplexes, and small multifamily up to 10 units. We currently focus on Philly proper (not suburbs). Deals can be assigned contracts, direct seller relationships, JV opportunities, or properties you're under agreement on.
Every deal submission is logged with a timestamp and IP address, creating a permanent record. All buyers in the DealMesh network agree to non-circumvention terms before receiving deal details. When you submit, you agree to our referral fee terms — and so do the buyers before introductions are made. Your deal is never shared publicly or posted outside our private network.
Our referral/marketing fee is disclosed in the deal submission terms agreement before you submit. The fee applies only upon a successful closing that resulted from an introduction made through DealMesh. There are no upfront charges to submit a deal.
If we don't have a match in our current investor pool, your deal stays on file. As we add new investors with matching criteria, we'll circle back. We'll also let you know promptly if a deal isn't a fit so you can move it elsewhere — we never sit on deals.
By submitting, you confirm you have the right to market the property, consent to DealMesh sharing deal details with matched investors under non-disclosure terms, and agree to the referral fee terms if a closing results from our introduction. You also consent to your submission being timestamped as a record. The full terms are shown in the deal submission form.
A signed contract is ideal, but not always required. We do work with wholesalers who are actively negotiating or have a verbal agreement in place. Just be transparent about your contract status in the submission form — this helps us match your deal accurately and avoids miscommunication with buyers.

Neither. DealMesh is a deal network — we facilitate introductions between investors and deal sources. We do not hold contracts, purchase properties, act as a licensed broker, or provide investment advice. Think of us as the trusted middleman who makes sure the right people find each other efficiently.
Our focus is exclusively on Philadelphia right now. We believe being deeply focused on one market — rather than spreading thin across many — is what makes the network valuable. Expansion to additional cities is on the roadmap, but for now: all Philly, all the time.
